Sale of working cattle and aquaculture farm business. The purchase is Walk in Walk out including farm machinery, tools and equipment plus the profitable aquaculture business Giru Barramundi and Crayfish.

Location:
Located in North Queensland approximately 50km south west of Townsville and 50km North of Ayr.

Aquaculture:
Specialising in growing Barramundi for Fish Restocking Groups and farm dams, plus crayfish for local markets.
Typically turning out 40,000 – 50,000 barra/yr.
Barra fry are grown in a large fully insulated nursery, with a 250,000 litre Colourbond Pioneer header tank feeding 14 x 500L to 9,000L tanks. The nursery’s in-floor drain directs wastewater from the tanks through a separator tank then flows via gravity to the three crayfish ponds.
With 3 earth crayfish ponds, each equipped with aerators and having large diameter outlet pipes allowing rapid draining of ponds for harvesting.
This sale includes an undertaking given by the current owner providing the new owner sufficient training to continue the aquaculture business with the current owner having a tertiary aquaculture qualification and over 3 decades of experience will provide one-on-one onsite training and up to 6 months of over the phone support (if required).

Beef:
Currently lightly stocked with a total 120 head Braham Drought Master cattle, with a maximum carrying capacity of around 230 head. The property is divided into nine paddocks with centrally located laneway leading to cattle yards. Paddocks fenced according to soil type and are well watered with concrete troughs supplied from a 12,000L header tank and bores. Pastures consist of Verno, Secca, Queensland Blue Grass, Eurocloa and Rhodes.
60% of property has been had cleared of Chinese Apple and Rubber Vine, a Caterpillar D6 bulldozer is included to complete the task.
Handling up to 150 head, the cattle yards include vet crush, adjustable loading ramp, working yard with 3 holding yards, water troughs and 10,000 litre molasses tank.

Irrigation:
4-hectare spray irrigation area (hard hose travelling irrigator coupled to central line of hydrants). Water license to irrigate out of Sandy Creek with diesel powered centrifugal pump supplying through a large diameter poly pipeline to the irrigation area. The supply line has been sized to allow for future increase in area irrigated.

Assets include (but not limited to):
New 2.4 m by 2.4m cold room on skid for handling with storage racking.
117 Hp Allis Chalmer tractor with 300mm post hole digger, heavy duty slasher, fertiliser spreader and back blade, 525cc quad bike with 100L pressure spray unit, farm ute 2010 Ford Ranger, mobile and stationary generators, from small petrol to large diesel plant, small hand-held equipment including chainsaw, post driver, electric fencing gear, extensive range of herbicides, machinery lubricants and cattle vet treatments.
2 groundwater bores with submersible pumps for stock watering system, aquaculture shed and house laundry and toilet. The large house yard is fully irrigated from the creek with an automated, 3 bay pop up sprinkler system.
The creek pump stations with both mobile and stationary pumps on Sandy Creek fed from Mount Elliot National Park and flows at least 9 months of the year plus a natural lagoon.

Solar power supply:
Established in 2003, the property was one of Queensland’s first wholly Solar Operated farms, the entire system was renewed and upgraded in 2022 with the new arrangement boasts a substantial Standalone and Hybrid system.
The 4Kw standalone power system supplies the house, machinery shed and its lithium sulphide batteries also serve to back up essential aquaculture infrastructure. Whilst a 10Kw Hybrid solar system feeds the Aquaculture facility and cold room. Surplus power from the Hybrid system earns a return via supplying the Ergon Grid. Ergon Energy is used as an emergency backup supply to the Hybrid solar system, and also provides 3-phase power.

Homestead:
Positioned on a gently slope granite hill with views across the property the low set house is open plan with 3 bedrooms, office and guest room. The spacious western and northern verandas allow you to enjoy family gatherings or entertaining guests. The low energy house design includes full insulation, sky lighting, large windows capturing breezes from all directions, a large solar hot water system, 10-person septic system and more.
The homestead makes use of 3 separate water supplies. Rainwater for use through the solar hot water system, kitchen and bathroom. Bore water for the laundry and toilet and Sandy Creek is utilised to irrigate the homesteads lawns via an automated pop-up sprinkler system.
